Story of Two Sisters

In 2013, I met two sisters who were purchasing a newly under-construction double-storey terrace house for approximately RM 570,000. Both sisters were Singaporean workers with monthly incomes of SGD 2,000 and SGD 1,800, respectively. Their initial plan was to buy the house for their growing family, moving from a smaller residence to a larger one. I assisted them with the loan application for the house, and they were very appreciative of my efforts.

A decade later, one of the sisters decided to marry her boyfriend, also based in Singapore. They planned to purchase a unit of HDB in Singapore. However, Singapore has a rule stating that individuals with property holdings in their name may face complications in their HDB application. She approached me again for advice, hoping to find an alternative solution that would safeguard their property in Malaysia. After discussing the matter with her family, they decided to transfer the property to her sister, who was initially a joint owner.

She sought my guidance on the steps to address this situation. In the end, we facilitated a refinance to restructure the ownership from two persons to one, enabling her to proceed with the HDB application in Singapore without any future concerns.
